OPENING THE DOOR ON 2025

As we rapidly approach the end of another year, we reflect on everything that our incredible Chase New Homes team have achieved in 2024. It’s been such a busy year, full of milestones, awards wins and new residents, and we are looking forward with excitement at what’s yet to come in 2025.

First Phase Complete at ONE ONE SIX

Throughout 2024, we have been busy working the first phase of homes at ONE ONE SIX in Cockfosters. This beautiful, gated development blends contemporary living and working space with the chance to become part of a like-minded community. We are proud that all homes in this first phase have now been let and are excited to continue growing this neighbourhood with construction of homes in our second phase well underway.

Success at Scholars

Over in Hertfordshire, we have been busy selling the second phase of homes at Scholars in Broxbourne. Providing a final opportunity to join this new community, buyers can enjoy ‘The Milton’, a two-storey, five-bedroom detached house-style complete with spacious open-plan layout, en-suite bathrooms to two of the bedrooms and a secure garage for off-road parking or additional storage.

Matt and Hannah, who purchased a ‘Milton’ commented that the mix of properties and the quality of the design were both elements of the development that appealed: “Some housing developments feel as though the developer is trying to cram as many properties as possible into the available space. Scholars doesn’t feel like that; the development is spacious, with a lovely mix of property types and architectural details. It feels like those who designed the development really enjoyed their work. You can tell that a lot of thought has gone into the placement of the homes and the space made available for gardens and greenery, as well as the mix of styles and finishes.”

Award Wins for Lea Wharf

Designed to honour Hertford’s riverside heritage, Lea Wharf has proven popular as a destination to live, dine, shop and relax. The mixed-use development featuring 98 one and two-bedroom apartments has secured a trio of competitive awards in 2024. Lea Wharf was recognised as highly commended at the Housebuilder Awards in the ‘Best Design for Four Storeys or More’ category and secured a Silver WhatHouse? Award for ‘Best Apartment Scheme’. Lea Wharf was also declared joint winner of a prestigious Hertford Civic Society Award, alongside BEAM. The judges noted that Lea Wharf “has opened up a lost riverside area of great charm”. We are delighted that our work at Lea Wharf has been recognised and celebrated in 2024.

Welcome to The Waldens

As we move into 2025, we are excited to be preparing for the upcoming launch of our new residential development, The Waldens, on the site of the former Friends’ School in Saffron Walden on the 11th and 12th of January. Homes in the transformed red-brick Victorian facade of the former school buildings are complemented by a range of new-build homes and apartments, seamlessly blending old and new to create a dynamic place to live.

Earlier this year, we spoke to Gateman at The Waldens, Mark Camp, former caretaker, who shared his memories of the school spanning almost three decades. Mark explains: “When the school closed and Chase New Homes then acquired the site, I was keen to know what would happen. The main school building has a lot of historic charm, so I was delighted to find out the work would be in keeping with the old style of the building, delivering a sympathetic restoration. I am looking forward to seeing what it all looks like when it is finished and seeing how some of the older features have been incorporated into the new design.”

Coming Soon in Cricklewood

Also preparing to launch in 2025 is our Claremont Quarter development in Cricklewood. Located within the Brent Cross Town regeneration area, the 251-home scheme will transform the former PB Donoghue site, replacing industrial use with a new residential community of one-to-three bedroom apartments. Inspired by traditional mansion blocks mixed with a modern London vernacular, homes here create a cohesive and timeless development. Ensuring residents here can enjoy outdoors just as much as indoors, private outdoor spaces in the form of terraces or balconies, as well as carefully landscaped spaces throughout the development. We have proposed that part of the former site is also given to Millennium Green to create additional public open space for the wider community to enjoy.

Planning, Preparations and Pipelines

Looking further into 2025 and beyond, we are currently working to secure and deliver homes on a number of new sites including those in Cheshunt, Cuffley and Islington.

We have acquired Cheshunt Park Farm in the heart of Broxbourne in Hertfordshire. Previously hosting agricultural, equestrian, commercial and storage buildings, detailed planning consent has been granted to deliver 24 market sale homes. Reflecting the charm of the scenic farmstead setting, the homes exteriors will capture the look and feel of traditional Threshing Barn, Stable Block and Granary Barn type buildings.

Following the sell-out success at our St Edward’s Gate scheme and the popularity of our Scholars development in Goffs Oak, we are delighted to have acquired a former nursey site on Cuffley Hill with planning consent for 58 homes. Throughout the build here our teams will be conserving a significant area of existing woodland whilst also planting a variety of new species to create a unique sense of place.

Just a short walk from the Emirates Stadium, Holloway Road and Finsbury Park Station, we are also looking to deliver 29 new homes on a half-acre site on Islington’s Hornsey Road. Once complete, buyers here will be able to enjoy easy access to an array of local amenities and exceptional transport links into London and beyond.
